HVAC - Preventive Maintenance Checklist

  1. Need complete inspection at least twice a year
  2. Seasonal preventive maintenance of chillers and boilers is involved. Have a qualified mechanical contractor provide services.
  3. Inspect the tower fill, support structure, sump and spray nozzles, fill valve, drive coupling, blades and bearings.
  4. Inspect cooling towers, disassemble screens and access panels for inspection
  5. Inspect motor starter contacts for wear and proper operation.
  6. Lubricate bearings annually.
  7. Investigate unusual noises.
  8. Inspect couplings and check for leaks.
  9. Cleaning or replacing air filters at least quarterly, based on condition.
